Your job as an HOA board member isn’t always smooth sailing. While being on your HOA board is important to you, it’s likely not your only job. The extra time and attention it requires for meetings, decisions, and other duties can sometimes feel like a burden. Instead of throwing your hands up, we’ve compiled a few tips and tricks to help you be a better board member while making the job easier.

  1. Get to know your CC&Rs – They are your community’s guiding documents and if you don’t understand them, who will?
  2. READ the Bylaws – If you don’t read your bylaws you’ll never fully understand your role as a board member, or any of your fellow board members’ roles. Knowing the responsibilities of your job is critical.
  3. Don’t procrastinate and be prepared – Take time to prepare for your board meetings. Review the agenda in advance, familiarize yourself with the topics, and be ready to ask clarifying questions. Being prepared will make the meeting go smoother and quicker!
  4. Show up – It really should go without saying, but don’t skip board meetings just because you don’t want to go. Also, familiarize yourself with the meeting procedures…nothing will slow down a meeting faster than someone who has no clue what’s going on.
  5. Delegate – If you’ve got a lot going on, take the time to delegate work to someone who can help. People are generally very willing to help, you just need to ask and take the time to bring them up to speed. Remember, delegating doesn’t mean you’re no longer responsible. You’ll still need to make sure it’s done properly.
  6. Seek advice – Having experts to turn to for legal, financial, and construction needs can be invaluable. Don’t be afraid to ask questions and talk through problems with these experts.
  7. Learn your financial statements – Learning how to read them properly and understanding the difference between your operating and reserve budget can mean the difference between an HOA operating in the black vs. the red.
  8. Listen – Take time to understand the complaints and concerns of homeowners living in your community.
  9. Educate yourself – While you may think it’s silly, take the time to attend board training and social gatherings. It can helpful and maybe even fun!

And last but not least

  1. Use your HOA management company – Take advantage of their expertise and work closely with your HOA community manager.
